    I am wondering if anyone can offer advice on what I need to do or expect ?

    I have submitted a request to end my tenancy which has been my family home for the last 37 years.

    this was my mother’s property and when she died 8 years ago I succeeded to property. they just continued her tenancy but put it in my name and In the condition it was at the time. the house wasn’t in great repair then and the housing association never really maintained it that well. My mum had bathroom installed this was not put in by the HA so they wouldn’t maintain it, also an extra bedroom. I have tried to do what I can with reporting repairs etc but to be honest the HA are useless they have came out twice over the last nine years for the floorboards rotting due to damp in the living room and were supposed to fit air bricks this still hasn’t been done despite constantly ringing them. We changed the kitchen when a surveyor from the HA told us we could ( I now think this was stupid not to have a letter confirming this just is word ) Also we had a wet room installed downstairs 7 years ago but this has been a nightmare, since then we have issues with rats getting into the cavity of the wet room and chew wires in fact everything we have had pest control out on numerous occasions who but poison down which is a temporary fix. I have contacted the HA over the last few years and emailed them on numerous occasions to get the rodent problem looked into. Nothing has ever been done despite emailing pictures of damage to the property. Now more recently the rats have actually eaten through to my sons rooms we couldn’t allow any of the boys to sleep upstairs after this.

    we have just been offered a council house which we have accepted. So now I am beginning to panic about that family home and the state of repair. It’s an old house but it’s in good condition just the charge ( the bathroom , kitchen, ) Will I get in to trouble ? Get fined sent to prison ?

    No prison so don't even have that in your mind.

    Any issues would be civil, and would be at the most a bill for undoing the alterations/making good any damage caused.

    They should arrange an end of tenancy visit and any issues should be raised at that point. You may have to do some rectification work yourself, particularly with regards problems caused by the wetroom ( no permission to install that was granted?).

    Have you been unable to get pest control in with regards the rats? Usually, there will be certain situations in which your landlord is responsible for sourcing and paying for pest control, and some situations in which it is your duty. It depends why there was an issue. The HA should have looked at the problem and said whether it was for you to sort out yourself or was their responsibility.

    Any issues that have built up over the year despite your having reported them to the HA should be taken into account, IF they were the HA's responsibility ( ie. not caused by the unauthorised changes )

    Anyway, basically see what the HA say when they visit and go from there.

      Thank you for the reply. The wetroom was approved by the HA the issue with the rats is there is a void under the wetroom in the foundation so because no point of entry can visibly be seen nothing has been done. I have a meeting next week so will see what they say ? What happens if I am unable to afford any rectifications I am cleaning and filling any holes from pictures etc but anything else was done when the property belonged to my mum.

        I agree with you. When we did the repair, we also had it, so we tried to strengthen the walls and close all the cracks. I think such a repair will last us for a long time. The main thing is that the rats do not gnaw through the walls, because we made an engraved decoration. It would be a pity if rats gnaw it.
