  • House seller hid an entire damp room in basement.

    Interesting one this. Recently bought a house with a very large basement. Upon moving in we found a room in the basement that been hidden by furniture clutter. Room is damp water pouring in from the drive.

    Room is not on house plans and damp issues were not disclosed on the seller disclosure. What now?

    Errm, did it have lots of electric sockets down there or a large power cable routed down that way

    Have seen similar,

    The problems may be, your insurance may have issuse if you have any subcidence or heave in the future if theres an underground room not on the plans.

    I guess it must be deep if the drive above it,

    Not sure how it would go claiming against the last owner to be honest. I would just make sure it doesnt affect any insurance you have.

    Also, sorting problems out with varius agencys can cost and take up so much time, you may also want to consider just filling it in . especialy if its outside the boundry.

      Since 2013, the description and sale of property has come under the CPR (Consumer Protection Against Unfair Trading Regulations).
      This means that if there were clear actions by the seller to conceal defects from you,the buyer, you may be able to make a claim against the seller.

      Also depending on the type of survey that was carried out before the property was purchased, you might be able to make a claim against the surveyor if the defects should have been spotted.
