  • rent for a 51-week tenancy

    Hi all,

I am paying my last months rent for a 51 week tenancy and I am thinking if I should pay the same amount if it is not a full month.

The contract says: "RENT: £[amount] per calendar month payable monthly in advance to the Landlord by Banker's Standing Order on the 20th day of each month".

So I have figured after reading what "per calendar month" means (from the day to the corresponding day next month) that I should be paying less since the contract expires on 13th.

Can anyone more familiar with law advise me if I should claim back a part of it, which I have already paid? Thank you.

    All the best.

My suggestion will be that you speak with the landlord of your intention to reduce this month rent because your tenancy expires on 13 August and I am certain that the landlord will understand rather than just giving him a reduced rent without first explaining this to him/her. Hope this helps

Thank you for the suggestion. I will contact the agency about that (as I lease through the agency).

The reason I am asking here is that I wanted to have an unbiased reading of the contracted terms beforehand.
I have already had issues with the agency neglecting to fulfil some of their responsibilities, which makes me believe that they might once again be unfair reading the contract.

I have already paid in full, so when I ask them for interpretation afterwards, it is obvious that I am not literate in law and could be told off easily.
