    I understand it the Land Registry Practice Guide number 51

    Also powers of sale do not appear to be exercisable until land is registered

    Its getting better all the time................

      Is it the land owners or mortgage lender responsibility to register the land ? (guessing mortgage lenders)

          More info I found suggests that from 1990 universal registration was only compulsory following a sale, and registration of mortgages only became compulsory from 1998

            Correction

            I'm gutted - The Land Registry mis-informed me.
            Registration of 1st charge mortgages only became compulsory from 1st April 1998
