Okay manhole and solicitor issues separate.

Your solicitor is doing the conveyancing for the property - is that all going through fine? Are there actually issues with the work she has been doing for you, or have you just got frustrated by the manhole problems and the lack of communication ?

She arranged to have a call with you after 1pm and kept to that.

Of course if you still don't feel happy, then you should find out what work has been done so far so you know what you would need to pay if you do change solicitors. First I think you need to talk with TW and make a final decision on whether you are going ahead with the house purchase

The best option for me is, if I can legally, to ask the manholes to be re-installed to where the drawing plan shows. But if I don't have the legal right to request that, then I will need to discuss with Taylor Wimpey for an offer.

The solicitor has failed to tell me what legal rights I have to these manholes, yes I am frustrated for not getting this information from the solicitor, but surely it cannot be different to give me a YES or NO answer. To be honest, I don't even know what this solicitor has done for me so far, all I know is I got her details off from Taylor Wimpey, and now I can see the problem.

Would think you have very little Legal rights until its owned by you and I would suspect the manholes cannot be moved

Thank you for your advice, if that is what it is, I cannot understand why the wicked solicitor could not tell me that on the phone yesterday.

          Thank you again!

Just out of the interest, is it a common thing for solicitors not to include the salutation on their emails?

I noticed the wicked solicitor has never put 'Dear So and So' on her emails to me, and now I have been in touch with some local solicitors, some of them also don't put the salutation on their emails. It was straight to the contents. I personally found it rude, but is it me being old fashion or is it just the way solicitors do these days?

            Thank you

I don't know about solicitors, but I have found that a lot of companies/people do not bother with that any more ... I to find this rude (and have complained about it many times) but I suspect that it is something that we will just have to put up with

Re: How to deal with a solicitor who has a bad attitude?

Sometimes I put Dear , usually if I'm in a conversation (ie two or three emails back and forth) I'll drop to Hi x, or just x, or just get on with what I'm saying - I don't think it is rude, it's just the loss of formal formatting of communications due to the use of email. When I do a formal letter which I'm sending by email I attach the letter as a PDF all laid out and addresses correctly... email just makes us lazy, it isn't specific to solicitors - it's everyone. If some starts a message to me with Dear Mrs X, I'll usually response with Dear Mr X, but after a couple messages its 'Hi Bob' ...... lol.

Just phoned this 'wicked' solicitor at lunchtime, the conversation was complete waste of time. The advice that I was given is 'ask for discount', or 'walk away'. Well, that has not answered my initial question at all.

As far as I know, this solicitor is an employee of the firm, I am just so annoyed and furious with her attitude here.

Besides, does any of you know a good and reliable solicitor who I can hire for a purchase of a new build property please? I am based in Worcestershire so I would prefer a local one, but I am happy to hire someone good and not local.

                  Many thanks again!

If that can catch their attention and get a quick response, I will call them anything, (don't think I am allowed to spell the c word here) hehe…

I personally like the idea of getting less formal on emails too, but on the other hand I think there is a minimum level of being informal. Like you said, I don't mind if people put my first name only at the beginning of the email rather than 'Dear Mr.. ' or 'Dear Sir', but if the whole salutation is gone, I just feel uncomfortable about it.

I remember I emailed to a council once to make a complaint, the person who replied to my complaint did not put the salutation on her email. It made me feel I was not respected.

I never know how to start an email, personally I don't like "Dear Mr ?" on an email, it seems incongruous, I sometimes write Hi or just use the first name.

When it becomes a chain, I do omit any salutation, I certainly don't think anyone would be trying to be rude by doing so.
