  • Help with landlord

    Hello everyone. I’m looking for some advice please. I am part of a sme group we rent a shop. The landlord who owns the building is also a builder and has renovated the building he put a flat above our shop.

    the waste pipe from the bathroom above the shop has been leaking and the false ceiling he put in to hide the pipe work has collapsed the paint on the walls in that corner is peeling.

    looking at the pipe work he has not done this renovation properly as we can see cable ties at every junction on the waste pipe and he has a block of wood holding up the pipe.

    we reported this issue to him on the 8th April and we took the decision to close the shop as the waste pipe is still leaking.

    he keeps saying he will fix it and giving dates but we have checked the cameras and he has never been on any of these dates.

    what are our best options

    Start by looking at your lease. That will tell you who, as between landlord and tenant, is responsible for what. Once you have identified your rights and responsibilities, you can go from there asserting your rights and possible claims against the landlord for breaches of his obligations.
