    Hi
    My Joint mortgage repayment only expired November 2021 and the outstanding balance is £140,000 and the house is worth over £500,000. My existing lender Santander refuse to extend the mortgage because my credit history is very poor as I defaulted with a credit card 2 years ago and also a restrictions (K) was entered in Land registry 10 years ago with an old credit cards(Morgan Stanley, MBNA) . My wife credit history is very High and with a high Income. I found a broker who deal with a customers with a poor credit History and the case manager acting on behalf the solicitor was very slow as he is insisting for contact details for the debtors ( Morgan Stanley and MBNA) which I got from the copy of land registry in order to obtain settlement statements and look to remove upon completion.

    1) My question How can the solicitor obtain a settlement statements and the this 2 restrictions were never settled?
    2) How do I transfer all my equity to my wife and remove my name from the deed in order to remortgage the house on one single borrower with high credit score. Last few months were very stressing and especially on my wife who just recovered from cancer recently.
    Any Help would be very appreciated .
