  • I have an estate agent managing my rental property

    They have not done an inspection or made any contact with my tenant at all for 14 months because of COVID. There has been issues with the property during that time that the tenant has not bothered reporting. Leaking roof and detached guttering, jacuzzi, fire and smoke alarms not working. The tenancy says tenant has responsibility to report and hasn’t and since I gave notice won’t let the roofer in to fix the roof. I’m worried about the damage that will be incurred over the next month.
    Can the tenant stop access can I make him pay for further damage ? Can I claim back the payments I made to the estate agents for managing the property I have spent £5000 in repairs during the period they haven’t inspected due to things they did don’t pick up when they were inspecting
