  • Any way out from this demanding landlord?

    If anyone could shed some light on my recent tenancy agreement issues that would be great.

    We are in the process of ending our Tenancy Agreement early due to business issues. The landlord has agreed to let us leave early but is charging us the remainder of the amount of the lease monthly i.e. £275 a month for 24 months. This is fine, however there is nothing in the Tenancy Agreement about a notice period. Nothing is mentioned whatsoever. Do we still have to pay the remainder of the lease?

    And he also requires us to do all the repairs in the property. We have put the property back to its original state when we became tenants, however he now wants us to replaster walls, and fix ceilings etc even though they were in that state before we moved into the property. The Tenancy Agreement does state “To keep the property and the fixtures (except tenants fixtures affixed by the tenant) fittings and appliances in the property in as good a state of repair and condition as they are now (allowing for reasonable wear and tear)”. The landlord is threatening dilapidation charges against us!

    If we don’t bring the property up to his standards by the end of the month he charges us an extra £120 each time we cannot fulfil his requirements. However when we think we have, he then finds something else that needs to be fixed causing us another £120 payment. I am not sure how he can do this! And why! Nothing has been signed in writing regarding this extra strange payment.
