    Hello,

    So we owe £400 in ground rent arrears, this has been escalated to JB Leitch the only communication we had from them was a notice of hearing at the county court. We have incurred legal costs of £3100! This seems wholly unreasonable and disproportionate to the amount owed 675% more than the original debt. This would start forfeiture proceedings naturally we don't want to get to that stage. I've just been an idiot and completely forgot to pay it.

    I wonder if anyone has had previous experience dealing with them?
    Are they likely to accept a reduced offer?
    If I pay the full amount can I counter sue via the small claims court citing disproportionate costs, I'm looking at CPR 44.3. My argument would be that they don't need to use a grade A litigator the case is a slam dunk there are clear breaches of the lease.

    We could lose the house over £400 or £3600 depending on which way you look at it which seems really disproportional given the original amount
    owed.

    Sledgehammer to crack a nut springs to mind.
