    Hi.

    be carfull of any costs around the collection of ct. Like baillif and court fees. Under the curcs you put. Ct is owed. And unless there is a contract with the tenants. The building owner has to pay.. the ct can be claimed back more than 7 years. But if the council havr made a mistake. Thats how far they go

    Keep in mind its your responcability to notify them of the correct occupation. So there is no protection from the fact that they didnt bill properly....

    The rrpairs i think will be s ,take action notice, . Again. Be carfull around wasting time fighting these incorectly. Its the first stage of the council being able to take control of a property.

        Just seen its a hmo. How many floors. Is the notice for fire regs and saftey.

            Am on my phone atm so vant post links easy.

            Am guessing your notice is a take action notice. Usualy giving you between 28 and 90 days to compleate a set of repairs changes. Sometime the council are lax at enforcing these. Sometimes there fast. After the notice. If the works not done. They can iether close the property. Or do the work themselfs and charge it against a property.

            One of the problems landlords face if they do not comply with the initial notice. Is the council tend to look at the property rules much stricter. And the second repairs lists can be punishing

                You could offer reasonable monthly payments on the ct. They will usualy acsept them.

                The notice for repairs. Sometimes you can get asistance from the council to do these. Like a loan charged against the property. The detals of tjis are specific to each council so u would have to get the details from there

                    You have to check with your council what version of the scheme they run. Sometimes. They do the work and they collect the rent till its paid for. Only your council will be able to advise u on that part b3cause its specific to each council

                      You said in post #1 that you received a "class F" exemption for CT? That is only applied if the property is empty - http://www.legislation.gov.uk/uksi/1992/558/made
                      Class F: an unoccupied dwelling in relation to which a person is a qualifying person in his capacity as personal representative, if either no grant of probate or of letters of administration has been made, or less than 6 months have elapsed since the day on which such a grant was made;
                      Debt is like any other trap, easy enough to get into, but hard enough to get out of.

                              Are you still getting the class f? It shouldn't have been applied in the first place (as the property was not empty).

                              If I was you, I'd be contacting the council involved first thing tomorrow morning
