    Even if the Boys in Blue :mod: :mod: :mod: start investigating the missing vehicles that doesn't prevent you from sending that letter which I would head Letter Before Action and identify the sum of money which you feel you are owed(I think it is also very important to come up with a full list of the stolen items as well as a value for them and also back that figure up with paperwork for replacement value, then get a LBA sent ASAP because IF there is any criminal proceedings a judge for that criminal proceedings may also award damages to injured parties at sentencing ie the cost of the things stolen BUT the judge will need to see some sort of proof to the value of items to prove the figure is not plucked out of the sky)and the date by which you expect it to be paid. The police will look into the theft of the cars but not necessarily the double-charge for renting the garages (I'm not sure about this one, because double rent being charged could poss be "gaining payment by fraudulent means" which also would be criminal, but I am only speculating with that one, think it will be down to a PF to decide that one I think, but I would try to push the cops in that direction if I could) which may still be a civil matter which they won't touch.
    Also even if Puff doesn't get awarded any money from a criminal judge, it would still be very important to any civil case to get a LBA out ASAP and start putting the replacement proof together ASAP, as that WILL be needed for either criminal OR civil case,no mater what

    Thinking about it the police will need a list of items and poss a value, BEFORE they can charge anyone with theft, will be better if you can back that up with any old pics you may have of the actual items being in the garages, because without some sort of proof or witnesses to say the items was in the garages, then I suspect it will be your word against the landlords

    Me personally, I would get busy in this order

    Listing everything stolen on paper
    dig out old pics to back up what was in the garages
    List any rental agreements and monies paid,
    get a replacement value for everything stolen

    Police may need the above first

    then

    Get a LBA sent to landlord
    Also start listing any comms with landlord including phone calls you made to landlord backed up with phone bills if you still have them
    Also get Zav to give you a statement saying what the landlord told him and also his entry date to the garages


    But that's just me lol

          my friend in the Trade has quoted as a "conservative" estimate, mini cooper £20, 000
          Land rover in need to revovation £2000.00

          rent 10,800

          total costs we are looking to claim, £33,000

          Does anyone think this is excessive for what has gone? we cant work out the bike parts as that was frames and gears and things.

                    I do not believe it is nearly enough, as you seem to have omitted the value of the trailers and of any tools that were also stolen.

                        if im honest, i would be happy to just get the price of the rent back,
                        10,000 is a life changing amount to us, and I mean, life changing. anything over that is incredible. the trailers, Mr R is valuing about £500, the tools were spares..

                        I am scared of asking for too much incase it seems we are on a money grab, we just want back what we are owed, namely the rent for the garages and (hopefully) the cars.. i know im a bit of a ditz, but this amount of money truely frightens me.

                              Are these vehicles insured (third party fire and theft if they were not on the road?) because if so you should report the theft to your insurance company immediately even if you don't claim off your policy. If you are unlucky in recovering the money through the county court from Garage Man then at least you will have a fall-back position.

                              I would claim the whole rental term of the garages even though it's possible that the cars were there for some/most/all of the time until the recent theft. Garage Man would have to prove you wrong.

                                i have no idea about the insurance, leaving that part to the Man.

                                the mini, cos it needed renovation my mate has quoted about 20k in the state it was..

                                Plan B, writing it down makes it more real, and im sitting here thinking, im claiming more than i paid for my house, I wish I could find someone to do this for me, its too big for me, but I will give it a bloody good shot
