Can My remove a charge on my house easily?

My sister lent me some money and put a charge on my house.. all paid up but solicitor wants over £300 to take it off!! Can my sister do it herself with the land registry direct?? Is it cheaper to do that way?? Thanks for any advice in advance..

If the charge is in her name then yes she can remove it.

Have you got the wording of the charge from your title docs ?

There is a different form depending on the type of charge. It's probably a restriction in which case it's RX4 I think ( which is free ) ... but there is a billion different forms and charges so best to get the wording first.

The applicant is entitled to apply for the withdrawal of the restriction because:



(A) The applicant is the only person interested in or specified in the restriction

The applicant believes that the applicant is the only person with an interest in the restriction.

The applicant is specified in the restriction as the person(s) who must consent to a disposition, give a certificate or receive notice.
