  • Caution on a piece of land

    Hi guys
    My aunt owned a piece of land many years ago but sold it. We have recently had a solicitors letter regarding a caution that was logged in 1996
    the owners have offered £5,000.00 for the caution to be removed. We have since been to view the land in question and seems to be a good size. We are not sure whether they are intending to sell the land for building of new houses as across the road from this land there is a new development of houses being built. This has come out of the blue and not quite sure what to do. Any advice ?

    Have you obtained a copy of the Caution title ? Should be able to get that from the LandRegistry.gov.uk - unless the letter with the offer included a copy ?

    Any idea who the solicitors were that dealt with the sale originally ?

    Are you thinking it might have something to with an uplift clause when the land was sold? ( was it sold in 1996 at same time the caution was registered?)

    You could check the planning public access for your area to see if there's been any application made.
