  • Soicitors fees and estate agent fees

    Anyone have any idea of what these people charge when selling a house? Do I need a solicitor or Conveyancer? do I have to have these and pay them their asking prices?

    That varies a lot! Some may charge a flat fee, but more commonly it will be a percentage of the sale price. How much depends on the agent, anything between 1% and 3%. The best way to find out is to ask them directly. :cell: hone: :typing:

    You could do your own conveyancing but you'd need to know what you're doing so unless you have the necessary knowledge, you'd need someone to do it for you. Some offer a kind of 'no win no fee' service, i.e. you only pay them if sale is completed. I had a couple of those in the past. These days you can even compare quotes online: http://www.moneysupermarket.com/conveyancing/

      In terms of needing a solicitor, they've got you pretty much trapped I'm afraid for just one reason. On completion the solicitors do an instant electronic transfer of funds (they may do the same on exchange of contracts). Normal folk don't have the ability to do that, hence the need for a solicitor. This comes with a health warning that this information is 6 years or so old, so it could possibly have changed.

        You can negotiate an estate agents fee, myself and my sister have just done so got it from 2k to £1500 plus the dreaded vat of course. so total £1800, make sure the figure is in the agreement.
        Also the conveyancing depends if a mortgage is in the mix, I presume in your case it's not, same as our situation a local solicitor is charging us £595 plus vat total £714 kept it local as you do have to bob in a few times to take info etc so a lot easier.

          I have been 'shopping around' on the net to find out how much it would cost me in Estate Agents Fees and Solicitiors Fees if i want to sell. It seems quite competitive out there and the lowest fees for an Estate Agent that i have come across is PurpleBricks where their fee is £695 + VAT. What figure am i realistically looking at to cover these costs? Naturally i don't want to end up paying them more than i have to. Thanks

            It depends on the value of the property, the location and so on. There are a number of conveyancing and estate agents comparison websites out there which will give you prices based on your own criteria.

                    There has been a C4 regarding selling your own home (though the woman presenting it owns a online estate agent so it might not be tottally impartial) Having watched a few episodes i would say that sucess is down to you as you will need to put in some time and effort to get a good listing but might be worth a try if you have the time.
