Can anyone supply me with the ball-park fees that are likely to be involved when dealing with an unopposed adverse possession on a small piece of land (approximately 20 square metres)?
We have occupied the area for approximately 15 years and no-one else has been near it during that time. We always thought the land was ours and we have gardened and fenced it etc as it were our own. It now turns it belongs to someone else. They're not making a song and dance about it but we would like to legitimise the garden before anyone changes their mind.
Also, again bearing in mind the matter should be unopposed, can this sort of thing be done by a layperson?
I fully understand the problems can be problematic but having read the Land Register documentation, an adverse possession seems possible.
