  • transfer house ownership to wife

    i wish to transfer the ownership of our property (which is freehold with no mortgage) to sole ownership of my wife....can i do this easily myself without involving a solicitor: if so, what forms do i need, thanks

    An application must be made to change the register at HM Land Registry. You should download and complete Form AP1 which is used to amend the title register. You can download it here: https://www.gov.uk/government/public...e-register-ap1

        May I ask why you are doing this? If you are trying to protect assets from possible claims against you, then you really must take professional advice.

            i am doing this because, as you know from my other posts, i may be buying another property with the money left to me by my father and i would like to avoid paying the higher rates of stamp duty which are appicable when you buy a property whilst already owning another

              OK. SDLT is not my specialist subject. You may do well to take advice to ensure that what you are proposing to do will produce the desired effect.

                have since found out that, if no lender involved and no money changes hands, there is no SDLT to pay

                  I don't think that is correct. SDLT would be due as your wife has acquired a greater share of the property.
