Help with Underhanded Land Lady and Commercial Lease Agreement...

  • Help with Underhanded Land Lady and Commercial Lease Agreement...

    Hi... anyone here that can help with a long winded on going issue with a land lady and a Commercial Lease Agreement which I am not shore is valid or not...?

      Long winded.. but will start with the lease its self... the date in which I moved in has been cross out by hand and changed by the Land Lady by one month so as to get out of repaying a month of a two month deposit... the name she has been using in all the time I have known her is not her real name and this is the one on the lease, and lastly the address on the lease is not for the shop I rented...? with out giving out the address basically the shop I rented was number 16 with a post code of (example) EX23 123 where as on the lease it states number 17 which is the next door post office and a post code of (example) EX23 245 ...? turns out the Post Office complained about this a long time ago and the post code is for a house 200m away... I think I know why she has been doing this and will cover all points as I go, but basically from what I can understand now I have left the shop, she has by changing the address slightly avoided commercial water rates (even though she was charging me for commercial water) electricity (as classed as domestic) and with rates etc... as until last week, these company's had no idea the shop existed even though I had been there for 5 years, have also now been contacted by the local council as she is selling the property and has never declared the property was left to her by her late husband which has raised issues with the tax man and land registry office....

        Good back story and very useful, so what is the issue - she owes you 1 month deposit?

          No two... plus around £5,000 for work carried out on the premises at her request (as in the trade)... never paid and now claims amnesia at the start of the lease and claims not to remember asking for the work to be done...? yet all invoiced to her, also worked in her private home at first again no payment? yet now claims any work done falls under the terms of the lease? hence why I need help/guidance
