    The good news is it will take a long time for the landlord to gain the property back and Plan B can help on that. He will wish he had never started

      Has your rent remained at the same level for five years? It must have otherwise you would have needed to sign a new tenancy agreement to reflect any increase. Do you think your Landlord may be wanting to get you out of the property because he could get more money for it? Rents have been rising all over the country due to the inability of most people to get a mortgage enabling them to move out of the rented sector and onto the housing ladder.

      I ask because this may be a negotiating point if you want to stay.

      I helped Jon1965 strike a deal with his Landlord whereby he would agree to an increase in the rent if they would issue him with a new AST for six months or in the very least let him remain in his home and not seek possession followed by eviction.

      First check the ceiling of the Local Housing Allowance (aka Housing Benefit) in your area and then match your offer to that.

        If a Landlord issues a section 21 Notice at the start of the AST (I always do that) then it endures until the fixed period ends (as far as I'm aware) and not beyond. Courts regularly reject any suggestion to the contrary.

          The council are trying to help me,but I think I'm better off finding a property than waiting for a house to become free.I know there are bond schemes in place so I won't be left to find all the deposit,.
