Advice Need, challenging a separation agreement and buy out.

I'm looking for advice in relation to starting litigation against my ex-partner in relation to a separation agreement I signed almost six years ago. Briefly, I remortgaged a small flat to allow me and my then partner to buy a small house as tenants in common. I provided the deposit, we signed one trust deed showing 55/45 split in my favour then another as 50/50. We purchased in 2008 and my then partner left abruptly in 2012. Foolishly I signed a separation agreement accepting a small sum of money to leave and took do my name off the deeds. This has turned out to be a terrible mistake and I'm looking to challenge it all on the basis that we verbally agreed to hold the property long term to benefit from the rising equity. I'm looking for assurance with a letter before action and getting the claim formvand particulars of claim right from the outset. I' aware my chances of success may be limited.

A lot is going to depend on the content of that separation agreement. It would be wise to post a copy here with personal details removed.
