small claims: N1 or N208 for Cancelling/Unwinding the tenancy?

Which form do we need to fill in to cancel the tenancy contract where the letting agency has breached the contract on misrepresentation of facts? We have paid one month advanced rent plus security and signed assured shorthold tenancy contract. If we fill MCOL against agents and landlord, it says we cant claim Tenancy deposit Scheme claim. We want to get the contract cancelled and receive our refund of monthly rent and security (which is deposited under TDS). We never occupied the property and returned the keys to the agents the same day when we signed the tenancy contract. Please help us.
