I got a charging order put on a debtors house and also sent high court enforcement in so that at least he was paying me something every month. In the end he needed to sell the house so I was paid in full. Much smaller debt but better to get something and have long term security too.

that's a good point actually, for OP's reference, you can do more than one enforcement option, and actually here doing two may well be the best option.

Going back to credit report from the credit agencies, is it worth or useful to ask the guy to provide a copy of his current/latest credit report so that I can see all his bank accounts (savings and investments, if any)?

The guy is asking his local estate agents to value his property. He is going to provide living expenses and outgoings. But to me, I am much more interested in his savings and investments if he owns his property outright.
