  • Lowell - struggling to obtain a redemption figure

    I’m currently in the process of selling my property and we’ve reached the completion stage. There are three charges on the property: two mortgages and one secured loan.

    One of the mortgages is with Lowell. At some point in the past, this account was written off and marked as closed. However, now that the property sale is going through, Lowell have advised that the account needs to be reopened so the balance can be cleared from the sale proceeds.

    This is where things have completely stalled. Both I and my solicitors have been chasing Lowell repeatedly since the beginning of December 2025 to get the account reopened and obtain a redemption figure. Despite numerous calls and requests, nothing has progressed and we are no further forward.

    We are now nearing the end of January and my buyer has given a deadline of the end of the month — if this isn’t resolved by then, they’ve said they will pull out of the sale.

    I’m at a loss as to what else I can do to get Lowell to act on this. Has anyone been in a similar situation, or can advise where I can escalate this or what steps I can take next to force some movement?

    Welcome to LB

    Write to customer services, email it to Lowells. It needs to be a letter that tells them, if they fail to provide
    a figure by XX/XX/XX or 'write off' the debt, if they are 'unaware' of the amount owed and the sale 'falls' through then
    you will make a formal complaint to the Financial Conduct Authority, the Financial Ombudsman Service and Trading
    Standards.
