    Is this agreement pre 2007, if it is, its worth having a look to check if the charges are in the right place, many welcome agreements were flawed in the early days and unenforceable.

    Yes capitalization is interest, or interest upon interest. They take the interest form a given period and then charge interest on it.

        Yes there is a charge with land registry and the agreement is 2008. Is the charge legal even though I am not the sole owner of the property? My ex husband is not on the loan and did not agree to the charge.

          Have you checked the original loan contract to see if there is any PPI you can claim back to offset against what you owe to get the charge removed from the land registry?
