    [5k sounds a hell of a lot, please get lots of more quotes and haggle like hell, all companies are competing for business at the moment. Are the carpets really wrecked? Could they be cleaned? Could they be pulled up and the floors sanded and painted and use rugs? There is always a cheaper way.




    15 windows ( two are bays ) and a backdoor and frame. Alas prat I am with encouragement of family members signed the deal now.

      What's done is done.

      Other stuff that you have hoarded, sortout and take to a ar boot sale, you'dbe amazed at what people will buy, and the proceeds can go towards your home improvements.

      If the carpetrs are that bad, rip them up and chuck them out. No carpet at all is better than rags, plus you'll save time on the hoovering If you have floorboards, sand them and varnish - this will be a definite possibility on the stairs. In other rooms you could also do this, even if the floorboards aren't that good, then a cople of rugs here and there will make all the difference.

      White gloss paint is cheap and new clean paint makes and amazing difference. Likewise strip off old ratty wallpaper and paint the walls, just boring magnolia will do, then jazz up with a few pictures.

      As for the outside, trim off what you can of the hedge, the boundary that you are responsible for has nothing to do with the neighbor. With his side, just trim off what you can reach. If you can't sort out the garden, don't worry. You don't live in the garden, you live in the house.

        So many right and positive things folks, I should be positive but it is a mountain of problems wearing me down. So manythings should be right but for to long my bad choices have let my problems grow. They say step at a time but I can only pray I can complete the journey.

            Mountains are climbed by taking the first steps...one at a time, if you don't start you'll just get a sore neck staring up at the mountain top!

              I am beginning to think my propety won't sell due to poor condition, neighbour hedge problem etc.

              It is the not knowing the solution or out come that freezes me with fear.

                well you won't know the outcome till you've made a start on the solution. Make a start then see what happens. Even if the house doesn't sell, it will be nicer to live in when you've improved it,

                  There isn't any one solution or out come, you can only start at the beginning of the pile of issues and work you're way through bit by bit, hence the tips to get the house in better condition, as much as possible yourself for economy.
                  If you become paralysed by fear you will not move forward at all, if you at least start fighting back in small ways by controlling your environment, you will start to feel better and more in control. xxx

                        I believe tht legally you can cut off any of the hedge that protrudes onto your property. although if your neighbour owns the hedge he is entitled to have back any bits you cut.

                        Check your deeds if you own the hedge then cut the thing.

                        BTW if you have 150' garden can't you sell to a developer who can put two or even three nice houses on plot that large?

                            Rear garden land locked behind my Semi detached house, as far as I know.
                            None profit housing stock either side of me.

                            In this climate anyone building let alone buying land and house, two house plot near me been on market over a year at £40,000. How do you go about finding out if sellable, approaching someone etc.

                            In Manchester area, just wish there was a way to sell as is with freehold land and move but god knows where.
