    why are solicitors able to run estate agents and advise on conveyering

    Why do you think there might be a conflict of interest, which should only arise when a solicitor acts for both parties in a matter. In house purchase a solicitor doesn't act for the estate agent, but for the buyer and seller.
    In fact some are now arguing that the future for the conveyancing market in England and Wales lies in partnerships between solicitors and estate agents to provide a one-stop shop for sellers. In Scotland I understand solicitors already have a tie up with estate agents.
