    Urgent Legal Help Needed – Possession Hearing on 13th November

    I urgently need legal help regarding a possession hearing for 13 November 2025.

    I have been living in my current property since 2017, paying £2,000 per month in rent to the landlord. There is no written tenancy agreement. The landlord served a Section 13 notice (to increase rent) and a Section 8 notice last year. I submitted a defence and counterclaim for disrepair.

    I am a single mother with two children and currently receive Universal Credit. I have recently found alternative accommodation and plan to move out on 20 December 2025.

    The landlord has asked me to sign a Tomlin Order agreeing to his claims, but I dispute those claims and have not signed. The matter is therefore proceeding to a hearing on 13 November, and I urgently need legal advice to prepare for the hearing.
