  • Problems with builders

    I have a contract with builders for work on my loft conversion they sign it with me, they did not fully completed work and disappeared as also they supposed to pay to building inspector for him to check and sign of the work, they didn't pay him and now he contacted me 3 months later saying that as it's unpaid he will cancel the contract and I'm nearly finished the project so if he does that then I would have to take everything down.
    I also just find out that I'm not the only victim of those builders as they did same things to others.
    Can anyone one help ? What can I do who to speak to ?

    Who applied for the building regs? was planning permission needed and if so who applied for it

      Planning permission was not needed as its under permitted development , and builders applied to building inspector and had contract with him .

        Building regs approval is normally applied for and paid upfront has this been done ?

          The builders applied for building inspector they admitted that they didn't pay for it and same on building inspector says that he didn't got paid.

            The application is for regs approval and is paid for upfront not later have you contacted the Building control department of your council to see if an application was received suspect not .
            How far has the work progressed and has any structural work been carried out.
            Importantly have you paid for this work to date

              Stills put in , as required on by architect , all roof and outside finished and stairs fitted by builders , I paid all on time with no delays as requied in contract even if builders have been delaying work not coming through etc.
              Later on my inspection I've noticed that few thing we're not done so I had to do it my self as pay someone else as they didn't comeback .
              At this moment I finished all insulation approved by building inspector all wala closed , plasterboards fitted and plastered walls , pluming and electric done by other contractor , no problems from them . Work is nearly completed for final inspection .

              They didn't apply for certificate of lawful development but I was told that it's not needed as it is permitted to extend under law .
              What is worry me that building inspector says that he was not paid .
              What to do now who to speak about all of this ??

                      A building contractor doesn't have to use your council's Building Control service in order to certify the works. It can be outsourced to a private Approved Inspector.

                      This is often the case when architects are involved in a project. Your contractor would then normally pay the Approved Inspector direct.

                          Can you just clarify if you (or another contractor) did further works.

                          Your posts suggests that these works were approved by the building inspector.

                            Yes I did some work and other contractors did electrics and plumbing . But this other contractors are good.
