    Does anyone out there know what 'standards' builders work from ?
    I mean how do we know what's done properly and what isn't?

        The Building Regulations are not the only standard. It is implied into every building contract that the builder will comply with the building regulations. They are not optional and are legislative rules which stem from the primary statute of the Building Act 1984.

        However, British Standards are also applicable as are European standards. They are generally also impliedly or expressly incorporated as good practice standards into building contracts and provide a benchmark to judge against. In addition, products have manufacturers installation requirements.

        A breach of the building regulations will land the builder or owner in court with the local authority, whereas a breach of the standards will land the builder in court for a breach of the building contract.
