    Lily well worth spending some time filling out the form to Land registry - I would get onto it asap - You have both spured me on to do the same!

    DT, looks to me like you do not have any written proof that you actually have a secured loan with WF on you home.

    I am totally dumb founded how many mistakes WF have made. The Directors must have been straight out of kindergarden!!

      I agree Ruby, it amazed me they managed to stay in business for as long as they did, and that the FSCS seem to agree with the tatic they use if you "win" a PPI complaint they issue a new "loan" without it!
      I had raised a complaint agsinst Aviva and Direct Group as they are on policy documents I do have.

      Fos have just rung getting form for a complaint against Aviva.
      And so it goes on!

        Have any of you ever been sent a letter from the land registry notifying you of a charge on your properties in relation to the loans you took out?

        I only ask because when i took took out a secured loan years ago i received a letter from the LR listing the charge holders in relation to the loan.

          Not at this address, Ian, but when we bought it it had not been registered . I think I need to contact them as I would not put past Welcome sneeking something in.

            No Ian I never got anything from the Land registry. However to be fair I have never had any communication from the Land registry even with my mortgage with NRAM.

              Hi

              my only worry with sending the form to remove the order from the land reg is :

              the land reg says the unilateral order is for the beneficiary Progressive Financial Services Ltd but at the address that welcome finance trade from in Nottingham.

              If the land reg send it there addressed to progressive, will welcome finance staff open it , panic and then resister a charge ?? (if they are clever enough?)

              I have checked companies house and Progressive Financial services shows it was previously welcome finance but is now in liquidation ?

              confused and dont know what to do for the best ?

                I dont know Lily B. Its seems that they did this a lot to the secured loans but as both Welcome and Progressive are in effect bankrupt can they remain on the land registry, can some one please tell us.?

                  as cattles are still on companies house, all obligations of welcome would pass to cattles, the parent company

                  and then cattles would own all asset of its group companies welcome/progressive,shop a check, etc,etc

                  just my educated guess

                    Has anyone ever signed a Mortgage Deed/Charge as well as the loan agreement?

                    Makes me wonder if they ever did anything the correct way, more investigation is required i believe.

                          Been doing more digging as Cattle's went through a spell recently when the renamed themselves (Bovis?)
                          Came across this from earlier this year its a lot to take in but check out 1.2 and 4.2 (which mentions Welcome)
                          Not sure where that leaves us, think I am going to wait to see what happens as well!

                            Whenever i have taken out a secured loan in the past i have had to sign a mortgage deed as well as the loan agreement so that the deed could be registered with the LR so that if the property is sold any registered charges would be paid by the acting solicitor before any funds are passed to the seller.

                            No mortgage deed registered= unsecured loan.

                                The SDAR had documents for old address will check what there is there
