Who owns the track and verge outside my property?

  • Who owns the track and verge outside my property?

    The background history.
    My property is on track with public access, no problem with that.
    The track and surrounding area was once owned by the Forestry Commission. They still own most of it, but they sold a large chunk of land and the track running through it to a farming family.
    When the farmer retired, he broke up the farm into three parts for three properties.

    My query.
    The length of track that extends along the edge of my neighbour's property, in red, belongs to them.
    The very top of the track is still owned by the Forestry Commission.
    On the land registry maps, the stretch of track and opposite verge outside my house , highlighted in yellow, shows that it does not belong to my property. Is this an error?
    The Land Registry and The Forestry Commission have not been able to help, so where can I search or who can I hire to help resolve this anomaly?

    I have highlighted the part of the track and verge in question in yellow.
    The red border is the neighbour on the opposite side of the track.
    The pink area is the third property. The track outside the pink property is coloured blue.
    All the colours are the land registry colours.
    The only colour that I have added is yellow.

    Go to the Land registry website where you can download your title deeds and maps, these will show if there are any easements regarding the track. if the track is not mentioned then you do not own it. It could be on someone else's deeds. don't get caught by websites that look like land registry, there you will pay £17 for each document. The Gov.UK site will charge you £3 per document.

      Sadly the Land Registry fee has gone up to £7 per document.

        My search has been going on for a while, and I have all the land registry documents that applies to the area. On all the documents, the little bit of track and verge that I am interested in is shown in white. The area was a large estate broken up and clearly some boundaries did not join up. I rang the land registry and they said all land belongs to someone, you will just have to track down the owner. But how?
