  • Help. Equitable Charge - Release.

    Hi,
    I have just signed up here. I am in need of help if anyone can.

    Short version -
    I had a debt many years ago, which I paid off fully. The debt collectors MEIII Ltd had put an Equitable Charge on my property. I paid the fee to have it removed in about 2020. I received a letter from Mortimer Clarke Solicitors in 2021 stating "our clients security registered against the property has now been removed from the Land Registry". Great all done and dusted, or so I thought.

    I am in the process of re mortgaging, lenders all agreed. I started the process in Feb, was told there was a charge on the property.
    I contacted MC on 03/03/2025 about it, they admitted they would removed . I called them again on 10/03/2025, about the progress and email/ or call me when its been put through. No response, nothing.
    I contacted again on Friday 23/05/2025. The woman said that they had sent the removal when I called on 10/03, but will get the Legal dept to do it again and will let me know. Again Nothing.
    I called again today, I was diverted to another department (because the call handlers were busy), she couldn't help or look at my file and kept insisting I call back after 5pm. Strange I thought.

    All the time since about the 10/03 I was in a land registry chat about it all, he was and is very helpful and would keep an eye out for the removal request. In the mean time with lease than a week to go for completion no time to even try to sell before my current mortgage company want their money, my new lender want it removed before they will go for completion.

    Today I also contacted MEIII Ltd (as they were the collectors) told the handler the story she said it would be handed to a case manager to look into it and email/call me back, again nothing so far.

    I'm worried sick and stressed, I don't know what else to do to get them to remove it asap/now! I have no debt, charge fee paid; what can I do?? Help
