  • Stuck on Conveyaning Process

    I am purchasing a leasehold flat through mortgage. It is currently on shared ownership and repossessed by bank and bank is selling by doing the final staircasing which should also complete on my completion. This means my solicitor is responsible for merge of title based on staircasing and registry. My solicitor asked seller’s solicitor to give undertaking for supplying all necessary staircasing document for this purpose but seller’s solicitor has refused to provide that. However they have added a special clause in contract mentioning seller will be responsible for final staircasing and settle matter with landlord regarding any arrears. My solicitor don’t want to proceed without the undertaking and seller will not provide that. What I should do in this situation ? please advise.

    my advice is to listen to your solicitor.
