  • Minimum access rule

Hi everyone, I live in the bottom house of a terrace row. I need to leave access at the side of my dwelling for neighbours to go round the backs of their houses which is fair enough. I get complaints from some that they don’t have enough room to turn with trailers etc. I am the only house in the row that has this problem. I would like to know the minimum requirement I need to leave. I heard it was 9 feet but not sure. I leave 13 feet at the narrowest point and people still move my bins to get around the backs of the houses. What are my rights.

You need to start by looking at the terms of the rights of way over this piece of your land. The question is what rights others have over your land, and not whether you have allowed space for whatever they choose to drive.

Where are they going with their trailers? Are there garages at the rear?

There is no particular space you need to leave open for trailers.

There are some garages at the rear of some properties. I feel I leave enough room for access. I do not deny access to anyone. I just feel I am being slightly bullied by certain residents when they push my bins back for better access. I have my own trailer and have had to move it from the back of my house as some vehicles struggle to turn up around the back of my house. I leave about 13 feet at the tightest point and believe it is sufficient. Just wondering if I have a legal right to do what I am doing and if I am the one who always have to give in. I don’t believe I am.
