  • Bathroom leak in new house

    Hi, I wondered if anyone could help me. I have discovered a leak in our bedroom from the shower but not sure how long it has been that way as we only moved into the house a month ago. It wasn't picked up by our surveyor back in March and our insurance company is saying that they won't cover it?! Do I have a case to argue with the surveying company and/ or the insurance company? Any advice would be much appreciated.

    Is that a new build house or an already existing house to which you have newly moved?

      This is unlikely to be covered by the survey. Look at the report, see what it covers and what is excluded.

      Is your insurance company denying cover on the grounds that this is not a new occurrence since the policy commenced )or something similar)?

      If new build, go back to the builder under its warranties.

        Yes the insurance company is saying that it's not a new leak but I don't know when it started. How do they know it's not a new leak?! We were thinking about getting the bathroom done fairly soon so I'm not too bothered about that but we've only just had the downstairs decorated so was hoping they would at least cover that...

            Check first just what might be the cause. We recently had a leak. It was the groutimng and cost 85 to have it fixed.

              Thank you for all your advice/ comments. The insurance company are sending someone next week to inspect it.

              This isn't a legal question so not sure if this is ok to ask but we will obviously now need a plumber/ bathroom fitter. A few friends have recommended Mylocaltoolbox.co.uk to find tradespeople. Has anyone had any experience with the site? Or have any suggestions? We usually have friends or go word of mouth but we are quite new to the area.
