Hi I just bought a property and my solicitor overlooked we a covenant on the title. I have made an official complaint and they are almost admitted to it and want to know what I want.

Firstly we would never have moved to any property with such a covenant. One issue on the covenant is that we are not allowed pets unless we get permission. I have a cat which we have at the property and I would like them the solicitor to get permission or to negotiate relaxing the covenant for my cat. This has caused nothing but stress and anxiety. The money we were charged for conveyancing I would like a refund. We also would not have paid the amount we did for this house knowing it had an 8 page covenant. So we would like to ask for some compensation.

What advice can you give please

8 pages of covenants !!!!!!!!! and the conveyancing solicitor missed it !!!!!

They ask what you want. so tell them to negotiate (and if necessary they pay) for the removal of the covenants you cannot live with.
If that is impossible the alternative is that they buy the house from you, and pay all conveyancing and removal costs & refund your costs from recent purchase, so that you are then free to purchase a property more suitable to your way of life. In other words put you back in the position you were in before this purchase

Not saying you will get it, but always aim high when you are in the driving seat
