We had an offer accepted on a partly refurbished property. Part of the refurbished area was the removal of a leanto garage. A flat roof extension was added incorporating a bedroom, en-suite bathroom and a utility. The vendor had the work completed by a local builder. Our surveyor had some doubts as to the quality of finish of the flat roof which we were assured by the vendor, was top quality. We commissioned a roofing contractor to provide us with a report of the roof. By all accounts, the top layer of the flat roof is of an adequate quality but not the best. The roofing contractor was unable to advise about what lay under the roof covering .
The guarantee for the roof holds builders name and is for 10 years. Should we have a problem with the roof within 10 years and the builder no longer is trading how are we legally placed with any claims. The guarantee states we should contact the builders were a problem to occur. Any advice would be very appreciated. We are a retired couple wanting to move into a home providing us with comfort and ease. Not stress or financial problems.
