A tenant moved in November 2018 and subsequently moved out March 2019. She contacted Environmental Health whom served notice for improvement which I instructed immediately. (damp) However, the tenant left without serving notice. She paid 6 months rent up front and asked for her deposit and 4 months rent back, to which i agreed but she would need to give me 21 days. I have since received a CCJ and costs up to £17,000 now. I am at risk of losing my home and not sure if I can defend myself because she breach the contract in the first instance?*
