I own 2 houses, live in one with my elderly mum and the other my sister lives in with my nephews.* I want to leave both houses to my nephews but they are only to get these when my mum and sister have died, what is the best way of making sure mum and sister can have their rights protected

It is quite simple and can be done in a number of ways.* Whoever you instruct to write your will can stipulate your wishes in the will which will allow your mother and sister to remain in the properties until their deaths and then the properties become *your nephews.* They will in effect, be holding the properties in trust for your nephews..* This will mean that your mother or sister *cannot sell the properties but can live in them and treat them like their own.* On their deaths your nephews will inherit the properties.
