    I have owned my property since 1968 (52 Years). My end boundary was a party boundary to a house around the corner,54 X Road,* my side property was the end of a boundary to his neighbour's house. 52 X Road.* I remained that way until 1982, when my neighbour and friend moved out from No.54.* They were moving out and had to put in a new boundary fence - I asked for the very slim triangular bit of land to straighten my garden out, they readily agreed and the new fencing formed my end boundary.* Absolutely no problem until around 2007.* The end boundary of 52, had become rotted and needed renewing. I was afraid to touch it as it may become a legal issue, it was that neighbours property.* It got left and then that property sold to a landlord, who suddenly built a concrete fencing right across a third of my garden while I was out at work. (A third of my garden is a huge amount to me) I went round to complain, but he just laughed and shut the door in my face.* I was really upset, I was a woman on her own and realised that this would mean a legal case - I had no money.* I began moving the fence.* It took a good four weeks to remove one concrete post by breaking it down into manageable pieces,* take the timber panel out and loosen another post.* As luck had it a neighbour asked me if I wanted a shed about this time - I had always needed one and I put that up in the area that I had just cleared..Anyway, a long story short - a succession of people either became tenants of No.52 or came to own it.* I told each and every one about the fence incident and said the fence was on my land.* They all accepted this and no-one except myself used my garden. Although on a couple of occasions when my children had left home, I did give permission for the odd tenant/owner to use my garden on the understanding that it would be only until I managed to get the fence down.* There never was an end boundary to this fenced off area, I still replaced the odd boundary fencing when needed at 54, I still used my shed and had my washing line across that area.* *New owners took over 52 four years ago.* I was in my garden just recently ( four years after they had bought the property) and a man was at the end of my garden and said - Oh, I did not know there was a shed here.* I said it is my shed, in my garden and that he was in my garden.* He said - Just as well, my daughter who owns 52 is not a gardener - then he left.* Two days later - there was a massive shed placed on my garden behind the remainder of the fence in an attempt to take possession.* This time I had help, this time I had a bit of money!* The fence was removed immediately and the shed was placed on 52's own property.* While we were putting the fence in the yard of 52,* the owner came out to see what we were doing and I told him that I was not having his shed on* my garden.* Oh, he said - I thought it was an odd shape of land, I thought it would be OK to put my shed there!* (My shed and washing line could b e seen clearly - obvious it was occupied)* My deeds show it is my land - he is now disputing this and says that he will make it a legal issue!* My land is not registered, his is but with the wrong boundary - What are my rights?
