  • Access to Neighbours Property for Gas Pipe Upgrade

We need a new gas boiler fitted and the Gas Boiler Installation Company need to fit 22m pipes to replace the old 15mm pipes - new legal requirement ( house is 20 years old )
The easiest route is to clip the new pipe from the mains along my outer wall. However the gap between my house and the jointly owned fence is only 8 inches thereby making access to my neighbours land necessary for approximately one hour. ( Remove fence - clip pipe - Replace fence )
I am sure the 1992 Neighbours Access Act would cover such essential maintenance to preserve our heating system.
The Boiler and Flue is on my property .
We intend speaking with our neighbour in a calm manner but past experience has taught us to expect a negative reaction.
I prefer not to go down the legal route - Court Orders etc .., but we must have this heating upgrade otherwise the house systems will not work properly.
Any suggestions on the way forward.

well if you can't negotiate with them your ultimate choice is court order (or wait till they go out shopping and rush in and hope they don't notice!) or find alternate route
