  • Property/estate agent law

Hi all just wondered whether anyone had any advice on the below.

I was due to buy a property that was not on the market for 250k. The owner accepted the offer. I told a relative of mine that I was doing so. She unfortunately mistakenly passed on the information to one of her friends, who then decided to enter into a bidding war with me as she was given the name of the property, the asking price and the estate agent name. In the end the negotiations ended when we asked the estate agent whether the other bidders finances were in order or verified and the estate agent confirmed that he had not received information although he requested it that she was making a credible offer. By this time the seller accepted my increased offer of 310k. I was wondering whether anyone knows if it is possible to sue my relatives friend for making a speculative series of offers that increased the overall asking price or to sue for sabotage? Or whether it's possible to sue the estate agent for accepting speculative offers? Thanks
