    Hi everyone. My question is, If a person is left half a house and they do nothing about it for nearly 13 years are they still entitled to the house.

    Your post is a tad unclear.
    Which half? top or bottom/ left or right/ front or back?
    Or was the beneficiary gifted a half share in a deceased persons will?
    who is the other owner?
    Was the change of ownership registered with land registry?
    If so who is now the registered owner?
    Who was the executor... a lay person or a solicitor?

    But yes, they should still have good title to their half of the property, but if it has not been registered it may take some sorting out

      Hello Des8. Thank you for getting back to me.* When her Father passed he left a will but it was not witnessed or dated correctly,the day was missing just the month and year. The change of ownership has not been registered and there was no executor of the will. There has been no probate,but we were told that because of the new laws with intestacy the children of my cousins sister will automatically inherit a half share between the three of them,leaving the other half to the last living sibling. I believe we may need to go through probate first to have a change of ownership,not sure.* Thanks again for your time* *

        So the deceased passed 13 years ago.
        No valid will, so died intestate.
        He left a house, but was it registered in his name?

        The strict rules of intestacy allow for the estate to be inherited in the following order:
        1. Spouse or civil partner
        2. Children/grandchildren
        3. Parents
        4. Brothers and sisters
        5. Grandparents
        6. Uncles and aunts
        From your posts it is not clear on whose behalf you are posting.
        Probate will be required to register the house in the beneficiaries' name(s).
