My land tenancy expired in July 2019, at which point I emailed my Landlord for a renewal contract so that it could be reviewed and agreed upon This needed to be discussed as I was not happy with signing for another year with a three month notice period, and the landlord had actually removed 5 paddocks from our use so the monthly rent amount had changed.
This month I wrote to the landlord stating I had found a new space for my horses, closer to home, and advised I will be leaving in a months time. He came back to me explaining i would need to pay for a further 3 months rent unless I could find someone to take over the tenancy.
I have advertised the space but have had very little interest due to the lack of features and appeal the yard has. I contacted the landlord to explain the lack of interest I have had, and that I would need to move my horse sooner rather than later as I could not loose my new space nor afford to pay for two yards at the same time, especially as my partner recently lost his job.
The landlord came back to explain that despite us not agreeing for another years contract, or the contract having a rolling clause, he would keep my £800 deposit towards the rent that is owed. Over the past year and a bit, I have worked hard to keep the yard a well maintained place, and have spent hundreds of pounds replacing rotten fencing.Â*
Sadly, my landlord did not place my deposit into any scheme so I have no choice but to go down a legal route to try and get some of my money back.
The yard also has a very large, asbestos barn, which the roof is propped up by bricks and moves in bad weather / high winds. Surely this isn't a safe space to rent out? Any help or advice would be greatly appreciated.Â*
