    Hello Everyone. Im having a nightmare with a company called Acendon. I could do with some help as to where I go with it.

      Hi,
      We took out a loan(2nd mortgage) with SPPL in 2007 it was based on part interest part repayment it was for £27,000.00.
      During 2010 we had some financial problems which meant we were in arrears of £1524.73 . In September 2010, SPPL obtained an Order of Possession (suspended)
      and we agreed to pay an additional £100.00 a month until the debt was paid.
      Capstone Mortgage Services were the handling agent at that time. In November of the same year we had a notification that Capstone were now known as
      Acendon,
      We carried on paying the loan/mortgage and cleared the arrears and reverted to paying the straight amount due.

      In October 2017 my husband died after an 11 month battle with cancer. I contacted both the 1st mortgage company and Acendon to advise them
      about the passing of my husband - the difference in the attitude of the two companies was astounding, Acendon being the worst.

      The property had been rented out which covered the mortgage but the tenants left without notice - ironically on the day my husband passed away.

      I carried on paying the mortgages out of my savings, refurbished the house and put it up for sale.

      Moving on to January 2019. The house had not yet sold, and my savings had run out.

      I had kept in touch with both companies throughout the year, the main mortgage company did everything they could to assist me, reducing the
      payments etc., However, Acendon were not so helpful. They have now been back to the court to extend the Possession Order, which despite me going to the court the judge reluctantly granted it on the proviso that Acendon got their details completely right before they applied to the court for a possession order.

      My husband had dealt with this loan from the start. I have now had chance to get together all the documents for this loan and have found the
      following wrong

      1. We agreed a date for payments on a monthly basis with SPPL when we signed for the loan as being 25th of the month. When Acendon took it
      on they reverted it to the 1st of the month and charged us £115.00 per month for late payment, and a further £5.00 per month for making the payment by transfer even though we banked with the same bank as them.

      I have done a spreadsheet of all the payments we made to them. The amount due upto 3.1.19 was £19403.28 and we have paid £20362.22 The portion of this amount due which was charges was £4251.57.

      2. The mortgage was taken out as a Part Interest and Part Repayment, however somewhere along the line it has changed to Repayment without advising us

      3. It was taken out as a Fifteen year Loan, its now twenty years, again no notification of this has ever been received

      4 Despite Acendon being in possession of my husbands death certificate and our current address (been here 5 yrs) They sent the letter about
      going back to court to update the Possession Order to my husband at the property address, so they said in court - however there was nothing there
      when I went to check.
      I was only aware of the court date 48 hrs prior when the details arrived, again addressed to my husband , but also a copy
      for me. When I phoned their office to ask why this had happened the reply was "we really only have to give you 48 hrs notice"

      AS an aside when we were looking for this loan, our then financial adviser recommended we did a self cert mortgage and he elevated our earnings
      in order to obtain it,we have since found out
