    Hi all,

    First time posting on here but am looking for a little bit of advice.

    About a year ago my partner and I separated. She moved out of the home we own together. We weren't married and we'd only been living there for about 6/7 months before she left. Since then I have stayed at the property, kept up all mortgage/bill payments and had no contact with her. The deposit for the property was paid for by money given to me from my parents and some savings I had. I paid all legal/conveyancing fees etc and paid for all the furniture. When she left I told her to take what she wanted and she did.

    I'm due to remortgage in the next couple months and need to get her off the deeds. I know getting a mortgage in my name alone won't be a problem but in order to do that, I need the title deeds in my name. I've instructed a solicitor to contact my ex and take care of it all. The only contact info I have for her is an email address so my solicitor has emailed her to explain the situation and to get things moving. Anyway, two weeks have gone by and we've heard nothing back. I don't know where she's living now and don't care to find out (it ended on very bad terms).

    My question is: what happens if she doesn't bother responding? If I can't locate her how can I get her off my deeds? I don't want to sell the property because there is no need for me too, but I need to remortgage to take advantage of a more competitive interest rate. Can I get a court order to have her removed? How does it all work exactly.

    Thanks in advance for any advice you can offer. It's causing me a lot of stress trying to figure all this out.
