    The landlords office own my flat & whole building have already entered my flat when i was out 25 Jan, & are now calling and emailing saying they can enter my flat without permission as they own it. No email or call was made to me to say they were coming. The builder felt bad about it and called me.
    I have already sent 2 formal emails quoting tenancy rights and have never obstructed a visit. Since December i have asked for windows repairs to be done as flat was freezing, they stalled 2 months & never did the work. Was also without heating for 72 hours in January as boiler took so long to be replaced. I have found out the building is to be sold, they have not informed me, but said the estate agent is a "surveyor" & pretending its about building repairs, but the estate agent told me straight he's showing clients around weekly from Monday. The general harassment by phone (screaming at me & accusing me of hiding something) & emails has got too much & making me nervous and bullied.
    I want to give Notice and leave, & is specifically because of their behaviour & harassment forcing me to do so. Can I claim compensation of any sort, & should i still send a solicitors letter? The flat is expensive, and i have always paid my rent on time and been co-operative.

      I've just seen your post.

      Harassment is a criminal offence.

      Read what Shelter says about this and maybe call their free helpline for advice on how to manage the situation >

      Are you still within the fixed term of your tenancy agreement or is it now a statutory periodic tenancy?
      Your tenancy agreement should state what access the Landlord or their agent may have and when. Most say in the last 8 weeks of a tenancy that the Landlord/Agent can show prospective tenants/buyers around after giving 24 hours notice. So unless either of you have given notice I'm not sure he has that right to enter the property.


      If the fixed term has expired then the Landlord can give you two months' notice under section 21 (if you pay your rent monthly). He doesn't have to give any reason. If he's planning to sell the property then he'll need your co-operation unless the buyer intends to purchaser it as an investment with tenant in situ.

      Did you pay the Landlord a deposit and was it protected if you did?
