      Thank you Charitynjw for your very prompt response,

      First, I must apologize for not responding to Peridot’s original response but I genuinely did not did not see that original reply all those months ago.
      Dad's estate was eventually concluded but without any explanation or agreement by all of the residuary beneficiaries.
      There was no inventory of possessions or household contents produced, and no explanations were ever given, or agreement ever sought prior to concluding the estate.

      We were simply sent cheques and when I asked further questions, I was told by the Administrator “that I was never to contact them again (ever) and that any further correspondence on the matter would be returned unopened and treated as harassment!”


      Essentially what I want to know is


      Is it be possible to seek an Inventory order at the probate court (without involving a solicitor) as initially we just want to see an official version of the accounts

      What is the likelihood of the court agreeing to our request?

      Can we apply to the court ourselves for the inventory before deciding (after we have seen the accounts) if legal representation is actually needed?

      Is this possible and what would be the steps involved in the process?

            Under the current rules, all residuary beneficiaries of the estate are entitled to a copy of the estate accounts

            There is no specific rule as to the format of Estate Accounts but they would generally consist of a summary of the terms of the Will/Rules of Intestacy, a balance sheet, capital statement, income statement, securities (investments) schedule and a distribution statement.

            If a beneficiary who is entitled to see the Estate Accounts does not receive a copy from the Personal Representatives upon request once an Estate has been concluded, they may apply to the Probate Registry for an inventory and account order.
            Use Form N208 plus a supporting affidavit.

              Hi Mary,
              Apologies for delay I've been on jury duty.
              If you have not seen the estate accounts then as Des8 suggests you can apply for these.
              I would point out however that if you are expecting an itemised breakdown of the whole of the estate contents then it is highly unlikely this would be possible.
              The assets inventoried are the usual suspects, bank accounts, shares, premium bonds etc. The contents of the house are often lumped together. It is not necessary to itemise things unless the individual items value is over £500. For example there may have been a significant quantity of jewellery but if an individual item is not valued over £500 you may just see a figure of £2,000 for all jewellery.
              If the house contents were assessed by an auctioneer then there should be a breakdown but again items may be lumped together with maybe one or two items that could be sold at auction being listed separately.
              You may already know this, I just wanted to flag that an inventory will not include every item in the property if this is what you were hoping for.
              I am a qualified solicitor and am happy to try and assist informally, where needed.

                Thank you again both for your very helpful replies.

                Essentially what we wanted to discover was " Would it be possible for us to seek an Inventory order at the probate court (without initially involving a solicitor) as we just want to see an official version of the estate accounts?
                We ask this since we know that there are already discrepancies between the stated house sale price and the stated land registry records.; Are all residuary beneficiaries entitled to view the sale details from the solicitor involved in the sale of the property?

                  You could progress without the use of a solicitor, but using a solicitor will avoid making costly errors.
                  It is relatively simple so solicitor's costs should not be too burdensome.
                  Even if you diy you will need to swear an affidavit (about £10) to accompany form N208 (https://formfinder.hmctsformfinder.j...k/n208-eng.pdf)

                  Re house sale I would expect to see 1) sale price, 2)agents fees 3) possibly Land Registry Charges 4)possibly solicitors fees
                  3) & 4) may be rolled up in solicitors overall charges
