Can anyone help me?

I co own , by inheritance, a house with my brother . Wording in will made over in equal shares .
Land register wording equally between them .

My brother lived in this house for many years, I live elsewhere.


He bought a retirement flat in January this year . He has moved into this flat but not taken all his stuff with him .

I am very keen to sell especially as I am paying the council tax and insurance on the house .
He is not refusing to sell as such but says he will take as much time as he wants to sort through and move the rest of his belongings.
I have given him lots of help both financially and physically but he will not commit to any timescale and really refuses to engage with me .
To make matters worse I loaned him money to buy the flat with a promise to pay on the completion of the sale of the house .
I think I can take court action-Division and Sale ? but this will be slow and expensive.
is there anything else I can do ?

Unfortunately despite knowing him all my life I somehow forgot how selfish and difficult to deal with he is .
As an example he refuses to open any mail .,

You are paying council tax in a situation where the liability sits jointly. And, given that house ownership has been transferred, might be jointly liable for the higher council tax charge for second homes.

Perhaps some change to the current council tax payment arrangements might motivate your brother.

Unfortunately I know that he will simply not pay .
I pay bills that are nothing to do with me so that it would not delay a sale .
Thats why I am so keen to find a legal solution to force him to remove his belongings.

The loan was also given interest free so it all costs me hundreds of pounds each month.
