  • Annex Council Tax Banding

We are buying a house with an annex ( with 1 bed, kitchen, bathroom etc.) It is a fully functioning separate living accommodation.

The vendor and the agent list it as all being under the same council tax banding and we think this is wrong. Should it be banded separately. Whilst cheaper of course we want to sort out the legal side before purchase and know what we are getting into

Any ideas why the vendor isn't paying for 2 bandings?

I think you are right to be worried - see https://www.gov.uk/government/upload...nd_Annexes.pdf

Should we require the vendor to clarify the council tax position prior to exchange of contracts in case this unearths planning permission issues too - vendors do not have planning permission evidence they say they bought the house with annex already done ( conversion from outbuilding) and have not paid separate council tax for last decade or so
